Additional student flat proposed at 79 Silver Street

Property developers Chamberwell Investment Services have proposed to increase the number of student rooms to be built at 79 Silver Street for a third time. The original application (170685) specified 54 rooms, but it was discovered during the planning process that two rooms had been omitted from the total, making it 56.

In January 2018, Chamberwell Investment Services applied (180075) to increase the room number to 61, which was approved at the Reading Borough Council (RBC) planning committee in April. Condition 27 of the decision notice said that the accommodation should be occupied by no more than 61 students as:

A greater number than 61 students could lead to different impacts and should be consulted on and assessed against adopted planning policies as part of a fresh planning application.

Developers have now applied (181150) for a ‘non-material amendment’ to planning consent to allow an additional basement studio flat; making 62 rooms in total. They say that the internal layout can be changed because a substation is no longer required on the ground floor.

An application (161805) for 65 rooms on the site to a different design was rejected in 2017.

Demolition of McQueen House and clearance of the site appears is almost complete (see images above).
