This refers to the area immediately to the south of the Kennet and west of the A33, where the line of poplars are nearly opposite the Rose Kiln Lane junction.

The proposed development is for the erection of up to 99,627sqm of commercial floorspace comprising use classes B1c/B2/B8 (business, general industrial and storage and distribution) associated landscaping, parking and servicing areas and improvements to the vehicular access to the site from Island Road and the A33.
